Welcome to the first instalment of Noncompliant Brian!
Noncompliant Brian is a bi-weekly newsletter where I share the interesting articles, events, and other items I have read or come across recently that are related to fire and life safety and application of the Building Code. Doors of another variety
"Hey Martha, love the design, but swing doors are so 2023. Can we use a roll up door on the new boardroom?"
Indeed one can. This quick read on sliding doors attempts to clear some of the fog with a discussion of the basics of when a vertically sliding door like a roll up door, can be used without getting you a deficiency from the plan reviewer.
Locally Depressed
I was interested to learn that the BC Building Code Appeal Board ruled last year that a driveway sloping away from the building, can indeed be considered a localized depression that is excluded from the calculation of grade for a building. The overturning of the local AHJ decision allowed the building to be 3 storeys in building height with a basement under Part 9, instead of an undesired push into Part 3.
"the localized depression is considered to be minor as it has limited impact on accessibility for firefighting or evacuation." - Appeal Board Chair, Don Pedde
Unfortunately, available information was insufficient to determine if an adequate party room had been allowed for in the basement design which might elevate the mood of the owner further.
